DEPOSITS: The security deposit holds your reservation for you. Deposits are due within seven(7) days of booking. If deposits are not received within 7 days, we cannot continue to hold your reservation. If everything is left as you found it and no charges against the deposit have been incurred, deposit will be refunded in approximately ten (10) days after departure. The security deposit is NOT part of the rent.

FINAL PAYMENT: Final Payment consist of the calculated rent, plus 11.5% Florida Sales and Bed Tax. & a Cleaning Fee of $100.00 dollars will be added to the total.

 Final payment due seven (20) days prior to arrival.

CONFIRMATION: Upon receipt of the security deposit ,you will be sent the reservation confirmation.

CANCELLATIONS: the deposit will be refunded, minus $50.00 cancellation fee if you cancel at least sixty (60) days prior to your arrival. Deposits will Not  be refunded for cancellation  after that date.

HURRICANE EVACUATIONS: Tenants agree to vacate the premises when an Evacuation Order has been issued due to a pending hurricane. You will receive within 30 days a refund for any remaining time on your reservation.

CHECK-IN INSTRUCTIONS: Check-in time is 3p.m. on the first day of your reservation. If unit is ready early you may check-in as early as 12:00 Noon. There is no guaranteed check-in time prior to 3 p.m. All Linens  and house wares are provided.

 LATE ARRIVALS: If you are arriving late it is ok however for security notify us 12 hours prior to arrival .

CHECK OUT INSTRUCTIONS: Check-out time is 10 a.m. on the final day of your reservation. Special arrangements Must be made in advance if you need a later  checkout time, otherwise you will be charged for another night’s rental . All furniture, fixtures and personal property should be returned to its original positioning, dishes washed and trash taken out prior to your departure or an additional charge will be assessed. Basically, please leave the home as you found it. Please secure the property and return all keys to the set designated spot.

KEYS: Keys will be issued at check-in. Any missing keys will be charged to you deposit.

@ the rate of $25.00 per/key. 

UTILITIES:  Utilities are furnished within a reasonable amount. Any excessive use will be debited to your security deposit. Please do not wash your boats or cars while in residence. Violations of any local water restrictions/ordinances will be deducted from your security deposit. Be sure all faucets, air conditioner and TV”s are turned off, as well as the HOT TUB and Hot Water Heater prior to departure. But NOT Refrigerator. 

Cleaning: You will be charged a cleaning fee upon booking . Cleaners DO NOT wash dishes or pickup trash around the house. Please leave the house neat and orderly. There will be a $15.00 per/hour fee for any excessive laundry or cleaning. This will be charged to the security deposit.

PARKING/DOCKAGE: Only one (1) boat and one (1) trailer storage is allowed on property. There is room for two (2) cars parking. No Campers or RV’s are allowed on property without owners approval. Please be considerate of our neighbors parking and dockage. 

OCCUPANCY: The house has a occupancy rating of  six (6) Persons. EXCEEDING  YOUR LIMIT WILL CAUSE IMMEDIATE EVICTION FROM THE PREMISES AND FORFETURE OF ALL FUNDS. We will be happy to help you with additional rental with near buy houses.

PETS: Absolutely NO PETS allowed.

SMOKING: NO SMOKING ALLOWED INDOORS. Smoking indoors will cause immediate eviction from the premises with forfeiture of ALL funds.
